Empire Associates believes that renting to the right people at the very beginning eliminates management problems in the future. The rental application combined with a thorough screening process encourages the desirable tenant discourages the objectionable ones. Rental applications are taken on all prospective tenants and then screened for credit history, evictions, liens, and bankruptcies by a licensed registry. Present and past rental history is checked as well as employment. We make every effort in select the right applicant to rent your property.
All rents are due on the 1st of each month and late on the 5th day. A Three Day Notice to Quit is served to tenants who do not remit rent within the 5-day time frame. An Unlawful Detainer initiating eviction proceedings can be started after that time. We retain independent legal services to facilitate this procedure.

Security Deposits are regarded as a commitment by the tenant against damage to the property or a violation against a provision of the lease. Tenant security deposits are collected at time of move-in and are appropriately charged based on the monthly rent. Deposits are held in the broker trust account or can be held by the owner of the property until refund is required at time of move-out.

Property Inspections
Prior to move-in, a physical walk-through inspection is performed between landlord and tenant. Inventory is made as to condition and presence of property and listed on a property condition report. Periodic inspections are made on the site to determine any physical or economic maintenance requirements, as well as tenant upkeep. Likewise, upon move-out, inspection is conducted to determine any damage and wear and tear of the property for security deposit refund.

Empire Associates hires only licensed and competent outside contractors and vendors to service repair and maintenance requests. We do not employ these services in-house.
Records and Record Keeping
Records and Record Keeping
As your managing agent, you give us the authority to set and collect rents, execute and negotiate leases, make repairs, execute contracts, and pay for services rendered on your behalf. As part of the authority given to us, monthly statements of receipts and disbursements are provided to you for your record keeping. We send Income Statements and Owner Statements to every client. These show a simple accounting of the property's cash transactions and provide you with both month-to-date and year-to-date information.
We can also pay your monthly mortgage payment, HOA dues, insurance expense, real estate property taxes and any other expenses attributed to the property.
